Kenyan investors explore UK real estate opportunities as demand for cross-border investments grows
By Peace Muthoka
Nairobi, 14th October, 2026 – Kenyan investors are increasingly exploring opportunities to diversify their portfolios beyond domestic markets, as a UK residential real estate investment offering access from approximately US$27,000 (about KSh3.5 million) draws attention to the growing range of cross-border investment options available to eligible investors.
The opportunity was highlighted at an investor briefing held in Nairobi, where prospective investors were introduced to Great Hampton Street Works, an £8.55 million historic property in Birmingham, United Kingdom, comprising 29 fully tenanted apartments.
Dubai-based Tokinvest is facilitating access to the investment, which provides eligible investors with contractual economic rights linked to rental income and potential proceeds from a future sale of the underlying property. Participation is subject to applicable regulations, eligibility criteria, compliance checks and suitability assessments.
The offering comes amid growing interest among Kenyan investors in international investment opportunities, including the Dangote Petroleum Refinery initial public offering (IPO), which the Capital Markets Authority has approved for participation by eligible Kenyan investors through a Global Depository Receipt structure. Together, these developments reflect the expanding conversation around portfolio diversification, international market access and the potential role of overseas assets in long-term wealth planning.
According to information provided by Tokinvest, the Birmingham property has an estimated net rental yield of approximately 4 percent per annum. Forecasts cited by the company project residential property price growth in Birmingham of approximately 4.5 percent annually between 2026 and 2030. These figures are estimates and projections, not guaranteed returns, and actual investment performance may differ.
For Kenyan investors, the proposition offers potential exposure to a different geography, property market and currency. Sterling-denominated exposure may provide an additional dimension to portfolios concentrated in Kenyan shilling assets. However, foreign exchange movements can increase or reduce returns when converted back into shillings, while property values, rental income and eventual sale proceeds are subject to market conditions and other investment risks.
“We are seeing a growing awareness that African investors do not have to limit their wealth to their home markets. The recent Dangote opportunity is a good example of Kenyan investors gaining access to a major investment outside Kenya. UK real estate offers another route, this time into an established property market and a major international currency,” says Mark Pearson, Managing Director of Baron & Cabot.
Michael Leighton, Founder and Chief Executive Officer of API Global, notes that, “For investors in Kenya, access to international real estate has traditionally involved significant capital requirements, complex structures and considerable barriers to entry. We believe the opportunity presented by Great Hampton Street Works demonstrates how technology and cross-border investment infrastructure can make established real estate markets more accessible to eligible investors.
“Birmingham is an established UK residential market, and we are pleased to bring this opportunity to investors in Kenya as interest in global diversification continues to grow. As with any investment, prospective participants should carefully assess the structure, associated costs, risks and suitability of the opportunity in light of their individual investment objectives.”
The investment is aimed at eligible professional and high-net-worth investors, subject to applicable regulations, eligibility requirements and compliance procedures. While digital infrastructure facilitates access to the offering, the underlying investment proposition is linked to the real estate asset, its rental income and potential long-term capital appreciation.
